1. Families and Couples are our biggest rental market - Consider if your house would suit one or both and what things could make it more suitable or appealing.
2. The retirement market is growing with couples relocating to find their perfect home to buy and they renting property while they look. Would your house be perfect for this purpose?
3. People are not keen on furnished properties to rent. Your property should ideally be unfurnished, clean and well decorated. Make sure that connections for the usual appliances are available so that new tenants can plug straight in.
4. If you do leave any items for a tenant to use be aware you are responsible for maintianing whatever you leave. You also need to keep up with boiler services, electric safety checks and have the correct insurance.
5. Peoples expectations are high in the rental market. Demand for new build properties or well renovated older properties is always high. Tenants prefer a modern look and feel and decoration.
6. Tenants do inspect the Energy Certificates of properties as they consider how much bills for heating will be. Is your house energy efficient? Are there some quick fixes that you could do to improve this?
7. Many tenants are moving to the area for the first time and we have seen a significant increase this. Provide details of local amenties and services to help them settle in more quickly and build a good relationship early on.
8. Parking is important. We tend to see central Newquay properties rented to those that walk or cycle and properties a little further out then rented for their parking spaces as well as the property itself.
