Smart Technology in your home - can it benefit your home or rental property?
We are seeing more and more 'Smart Technology' in properties. There are high end built in systems in newer builds that can control lights, entertainment systems, cameras, clean air and heating from bespoke control pads. Basic DIY systems such as HIVE can also control cameras, heating and lights from an app on your smartphone.
These systems save on power, allow more control whether you are home or not, can create better lighting and feel for a home, provide good home security and also are great for keeping an eye on the dog while you are at work.
In terms of selling a property these can be appealing to a potential buyer and as long as they are up to date and working well these systems can be easily transferred to a new owner. The more basic DIY systems can simply be unplugged and moved to a new home.
So, as far as a selling a property, these systems can add some value and should cause no issues in transferring. But what about rental properties?
If you are renting out your property DIY smart systems can be tricky to transfer to a tenant. Passwords, new hub boxes and instructions all need to be considered when handing on. These passwords would also have to be changed with every tenant. However if you feel that is easy enough for you to manage then it can provide power savings and a cool tech appeal to the tenant. Hard wired systems are easier to hand over but again will need instructions for use by a tenant.
Smart Technology can be really useful in holiday let properties. These short term letters are not paying the bills so often leave heating and lights on burning energy and this is bad for you and the environment. You could be able to control the heating remotely for your property using smart technology and also monitor if things are being left on. If you live at distance from your property it also allows you to have the house at the right temperature and with welcoming lighting just in time for your gusts arriving and you can do it all from your phone.
